Here you can read news articles and find out important information about your community.  We produce a quarter newsletter that contains information from HOA committees, community social events, and important information that keeps you informed about your community and neighbors.  Plus, you can now just click on a link and go directly to the information.

Member Update

The board would like to welcome and thank Judy Murtz for taking on the secretary position that was recently vacated by Mary Henry-Smith. Judy served as director and secretary of her previous HOA.

Committee Members are Volunteers

Just a little reminder:  It has come to our attention that some of the residents believe that the HOA Board and Committee members are paid positions. To be clear, all positions are on a volunteer basis.  Your Homeowner Dues do pay for anything other than the Preserve’s management company, American Dream Keepers, maintenance on our common areas, mowing & edging all yards and common areas, utilities, pine straw, etc. A complete list of budget expenditures can be found on the website in the

Resident’s Portal/Important Documents. 

Street Repair Update

From Steve Brumbelow, VP / HOA Board: On 8-10 and 8-11-2022, E. R. Snell came into the neighborhood and repaired and repaved all sections of the streets that were not up to Gwinnett County guidelines. This work completes the repair and paving of the entire neighborhood. 


The two alleys and the Clubhouse parking lot have been sealed and the Clubhouse parking lot has been re-striped. 


This will conclude both of these projects. 


Thank You for your patience and understanding during this endeavor and the amount of time it took to get these projects completed.

Community Parking

There have been some concerns lately about community parking. It is important that we all adhere to the Preserve’s guidelines.


  • Vehicles must be parked on pavement or concrete
  • Vehicles must not block the sidewalks in any way
  • Parking on streets must not obstruct traffic, blocks signage and handicap ramps, or other driveways
  • No parking within 30ft of a Stop sign

From your Landscape Committee

For those homeowners that need to replace trees it is suggested that trees be planted in the fall (late September to mid-December) of this year. Trees planted during the fall have time to produce new roots before having to supply water to lots of thirsty leaves next spring. Planting in the fall will mean lower maintenance time and expense when spring arrives. The HOA management company will begin issuing HOA violation letters beginning April 1, 2023 for those who have not replaced trees. This will be in addition to any county issued citations. Our Landscape Committee will provide suggestions regarding tree planting/installation in the near future.

            

Once the new trees have been planted, they should be watered once a week for about a year.  The watering should be at full stream for approximately 2 minutes.  Watering during the winter in above freezing temperatures is strongly recommend as trees roots continue to develop during cold weather months.

From your Architectural control committee

As we get closer to fall homeowners will want to spruce up their yards and prepare for holiday decorating.  Please take a few minutes to familiarize yourself with the Homeowners Association Design Guidelines and the Covenants, Conditions & Restrictions (CC&Rs) with regards to exterior modifications to your home and yard.  All modifications requests must be made prior to having any work done to the exterior of your home or yard.  For your convenience the Architectural Control Committee (ACC) has created a form that can fill out right online and submit. No need to print, scan or take a picture of it, just click the “Submit” button and your request will be sent to American Dream Keepers.  The Homeowners Association Design Guidelines, Modification Request Form, and the CC&Rs documents can be found on the Preserve’s website at www.tpahm.com/Residents Portal

Celebrating 50 Years Together

Neighbors Ken and Mary Dunn will celebrate their 50th Wedding Anniversary on September 2, 2022.  They will be joined by their 3 sons, Damian, Dusty, and Dallas, along with many family members for the special celebration.

Thank You Mary Henry-Smith

After four years as a resident and an active and dedicated member of our community, Mary Henry-Smith will soon be leaving us.  Mary will be moving to a neighborhood that is closer to her grandchildren so she can be involved with them and their activities.


Mary moved to our neighborhood in the fall of 2018, moving from Duluth following her retirement. Mary’s service to our community began when she was asked to join our Social Committee at the beginning of 2019.  She was later elected as HOA Board Secretary.  When the neighborhood was looking for someone to create a neighborhood newsletter, and then a website for our community, Mary volunteered for both.  Mary has also served on our HOA Nominating Committee, and has participated in the ladies’ Bible Study and Bunco groups.


From the time that Mary moved into our neighborhood, she has worked tirelessly for the benefit of our neighborhood.  When our HOA President, Harold Bailey, sent an email to our neighborhood announcing Mary’s resignation from the HOA Board, he stated: “even if you don’t know Mary, you, as a homeowner, have been the recipient of her work and talents”.  


Mary has received many messages of “thanks and farewell” from various residents.  A couple of the comments that have been received echo the thoughts made by many:


“We are fortunate that Mary chose our community to move into in September, 2018. Not only is she the epitome of a good neighbor, but an outstanding HOA representative.  Her community involvement is unsurpassed and we will miss her.”


“Mary has been a bonus to this neighborhood from the very beginning.  Her smile and laughter brighten every room she enters.”  “She will be missed.”


Those of us who have been fortunate to know her are aware that she is a wonderful lady, a devoted family person, and a dear friend.  Mary will be missed for all that she has contributed to the HOA and our community.  But most of all, we will miss her as a friend and neighbor.

MISCELLANEOUS NOTES & MESSAGES

See Something, Say Something

Calling all neighbors to be on the lookout!  We have certainly had an interesting time  recently with unusual happenings in our neighborhood.  We can all do our part to keep The  Preserve at Hamilton Mill the wonderful place we love to live.  Be familiar with your surroundings and if you see something that is out of place, say something.  It’s a good idea to have the Gwinnett Police non emergency number  ( 770-513-5100) in your phone.  If you notice unknown cars parked in the clubhouse parking lot for extended periods of time, or other unusual situations, take the initiative to call.  There has been some trash left in and around our clubhouse, and we certainly don’t want folks using our beautiful neighborhood for trash dumping!  So everyone keep a watch out and if you “See Something, Say Something!”

Please follow all traffic rules within our neighborhood. We have children and 

pets out playing and walking and we need to do our part to keep them safe! 

Be Responsible Pet Parents!

What else needs to be said.  You wouldn’t want your neighbors letting their dog poop in your yard, so be courteous and clean up after your pet. It’s the responsible pet parent thing to do!
